Buying your next home in Los Angeles: what to know first

Whether this is your first home or your next chapter, the buyers who do well in Los Angeles are the ones who prepare before they fall in love with a house.

Know your numbers first. Get pre-approved, or if you're paying cash, have proof of funds ready. Sellers take offers more seriously when the money is clear, and you'll know exactly what you can spend.

Expect to sign a buyer agreement before touring. California now requires a written agreement with your agent before you see homes. It spells out what your agent does for you and how they're paid. Read it, and ask questions.

Use your contingency period wisely. In California, the standard purchase contract gives you about 17 days to inspect the home, review disclosures, and confirm your loan and appraisal. That window protects you, so plan inspections early.

Look hard at condos and HOAs. If you're buying a condo, review the HOA's budget, reserves, meeting minutes, and any planned assessments. A low price with a weak HOA can cost you more over time.

Think about the next ten years, not just today. Single-level living, stairs, parking, walkability, and distance to family and doctors matter more than one extra bedroom.
