Your Complete Guide to Maximizing Your Home Sale
Selling your Los Angeles home: what matters most
Most sellers lose money in one of three places: the price, the preparation, or the timing. Getting those right matters more than anything else in the sale.
Price it right from day one. A home priced too high sits, and buyers start to wonder what's wrong with it. The first two weeks on the market bring the most attention, so the opening price has to be based on what comparable homes nearby have actually sold for, not on what you hope to get.
Prepare without over-improving. Fresh paint, small repairs, decluttering, and good staging almost always pay for themselves. A new kitchen or bathroom right before listing rarely does. Spend where buyers will notice, and skip the rest.
Plan your timing around your next move. If you're also buying, decide early whether to sell first, buy first, or line both up. Each has trade-offs, and the right answer depends on your finances and how much uncertainty you're comfortable with.
Know your costs before you list. In Los Angeles, these usually include agent commissions, escrow and title fees, transfer taxes that vary by city, and any repairs or credits negotiated with the buyer. Knowing your net number early prevents surprises at closing.
Disclose everything. California requires sellers to disclose known issues with the home. Being upfront protects you and keeps the sale from falling apart late.
